Booking Terms and Conditions
The quoted rental cost includes linen, towels, all energy and post-stay cleaning. Arrival from 4pm. Departure by 10am. To book, please use the booking button to submit a booking request for your required dates. The availability calendar is current but as the house is advertised on other live online platforms (Home Away, Airbnb, HolidayLettings) I double check availability first rather than take any money in the initial booking enquiry.
The house sleeps 8 + 2. The maximum occupancy is 8 adults in shared or separate beds or a family group of maximum 10, which includes a minimum of 2 children (aged 12 or below), utilising the sofabed in the family room to sleep the extra 2. You must notify us in advance of your stay if you vary the number of guests from that stated at the time of booking.
Payments are made by card, bank transfer or cheque. A £100 deposit secures your booking. The balance is due 28 days in advance of your stay, together with a £100 security deposit. The security deposit will be refunded in full within 7 days of the end of your stay so long as a) you left the house in an acceptable condition (see house rules), b) there is no damage to the house/contents and c) the key has been returned as per the instructions given.
Should you need to cancel for any reason, these are our terms. Notification 56+ days in advance = deposit refunded; notification 28-56 days in advance deposit moved to a new date within 18 months, notification 14-28 days in advance 50% refund; notification less than 14 days in advance no refund. Any security deposit paid will be refunded. In the very unlikely event that we have to cancel your booking then you will be refunded in full. In such case we will not be held responsible for any other costs associated with your stay.
No pets or smoking in the house. Any evidence of pets or smoking in the house will automatically forfeit the £100 security deposit.
The house is in a quiet residential street and is not to be used for any event or party. Noise levels must be kept to a reasonable level at all times. Enjoy yourselves, but please respect local residents.
You must leave the house in a reasonable condition on departure. This means:-
- All rubbish bins emptied and bags / recycling placed in the bins provided in the back lane.
- All washing up done, either by hand and put away or dishwasher filled on turned on.
- All food removed from the fridge / freezer and taken with you or disposed of in the bins.
Any damage needs to be paid for. I will not charge for the odd broken glass or mug. However, anything more significant will incur charge in line with its reasonable cost of replacement or repair. If this is found to be the case then I will call to discuss the issue.
